Buying process
Resales
The seller can be a real estate agent or a private person. When buying from a private person, make sure that you are familiarized with all the paper work needed in the process.
- Sign a deposit, which is usually 3000eur, might vary depending the seller
- Sign the purchase Contract, specifying the property. Usually this will be done when paying the deposit.
- Sign a Title Deed in a Public Notary.
Development sales
The process in this case is different from buying a resale property as the seller is a developer and the residence may not be built yet. The steps would be the following:
- Sign a deposit
- Sign a Private Contract specifying the completion date and taking over as well as the payments to be made to the developer before the taking over.
- Sign the Public Title Deed and the Mortgage Deed (if the purchase is financed by means of a mortgage loan).
Signing the Title Deed
- Be early! There is good to be in the morning when the office opens. As they do not make any appintments.
- In case that you do not speak spanish, you need to have a interpreter. Notary do not sign any papers in case there is one party, who do not understand Spanish, without interpreter.
- You need to have original NIE-number document. Copy is not sufficient. Usually the real estate agent will help you to get a NIE-number, if you do not have it already.
