Long term rental
A long term rental is a rental agreement of six to 11 months. If the rental contract is for a time period of 12 months or more, the law provides the tenant with such rights that in case of problems it is difficult for the landlord to get rid of the tenants. Normally long terms rental contracts are renewed with good tenants.
Equipment
The apartments usually have the basic furnishing: the required furniture and the necessary kitchen utilities (stove, washing machine and fridge). Depending on the apartment and its owner it is possible some apartments don't have bed clothing, towels, dishes or heating. We have only a few apartments that are unfurnished.

Commission
In long term rentals, that are more than 6 months, the commission is the rent of one month which is paid by the tenant. In short term rentals the landlord pays a percentage to the agent.
The payment of the rent
Normally the rent is paid in cash to the landlord if he is a local. The
payment days are the first five days of the month. Hardly ever a local landlord
wants the payment on his bank account.
Other costs
At long term rentals the water and electricity bills are paid according to the consumption. There are two ways of proceeding: By using a standing order on the tenant’s bank account in which case the water and electricity bill are debited directly from the tenant’s bank account or by paying the amounts on the bills to the landlord together with the monthly rent payment. If you set up a standing order on your bank account to pay these bills, please remember to notify your bank when the contract expires and you leave the property.
Some local landlords want the tenants to pay the community fees and in some rare cases even their local rates!
